Removing a wall can completely transform your home, but load-bearing walls must be assessed and altered carefully. If structural calculations or a report are required, we can recommend an independent structural engineer whom we regularly work with. The engineer is not employed by Up Close Construction and provides their service directly to you.

Some common signs include a wall running across the floor joists, supporting beams or structural elements, continuing through more than one floor, or being thicker than a standard partition. These signs are only a guide and should not be relied upon as confirmation. We can inspect the proposed work and, where structural advice is required, recommend an independent structural engineer. The engineer will assess the structure and provide the necessary report and calculations directly to you.

1. Initial Survey & Assessment We visit the property, review the proposed work and advise whether structural input is likely to be required. 2. Independent Structural Engineer If calculations or a structural report are needed, we can recommend an independent structural engineer whom we regularly work with. The engineer will contact you directly, confirm their fees and invoice you separately. Their completed report belongs to you, and you do not have to use Up Close Construction for the building work. 3. Building Work Quotation Once the structural information is available, we can provide a clear quotation for the agreed construction work. 4. Safe Temporary Support If appointed, we install the appropriate temporary supports before removing the wall. 5. Wall Removal and RSJ Installation We carry out the agreed work in accordance with the engineer's report and calculations. 6. Finishing Work Where included in our quotation, we complete the agreed making good, plastering, skirting and finishing work.

Planning permission is not usually required solely for an internal load-bearing wall removal, although other permissions may apply depending on the property and project. Structural calculations and building regulations approval are normally required. We can recommend an independent structural engineer, but the engineer works directly for you, confirms their own fees and is paid by you separately. Their report belongs to you, and you may use any suitable contractor for the building work.

The construction cost depends on the wall size, beam specification, access, structural complexity and the level of finishing required. If a structural engineer is needed, they will quote and invoice you directly; their fee is separate from our building-work quotation. Once the required structural information is available, we can provide a clear quotation for the construction work you would like us to carry out.
