Building Control and Inspections
The client is responsible for choosing, appointing and paying the building-control provider directly. You may use your local council’s building-control service or a private registered building control approver. Your chosen provider will confirm its fees, arrange the required inspections and issue any completion certificate directly to you. Up Close Construction will cooperate fully with the appointed building-control provider, make the work available for inspection and provide relevant construction information. Approval and certification remain subject to the appointed provider’s assessment.

Plans Required for Extensions and Dormer Loft Conversions
Up Close Construction requires detailed architectural and construction plans for every house extension and dormer loft conversion before we can accurately price or begin the work. This applies even where the project may fall under permitted development and does not require a planning application. If you do not already have suitable plans, we can recommend an independent architect. The architect will contact you, confirm their costs and invoice you directly. The completed plans belong to you, and you are not required to use Up Close Construction as your contractor.
